Studio Archaos provides construction supervision and design supervision of building works in Split and Dalmatia, on Hvar, Vis and Brac, in Sibenik, Zadar and across Croatia. A good design is only worth as much as its execution. Through construction supervision, we make sure that what gets built is what was designed, in accordance with the permit, the rules of the profession and the contracted quality.

Verifying that the works comply with the building permit and the main design, quality control of built-in materials, monitoring of execution and keeping the required records, the construction log and supervision book, through to the technical inspection.

Design supervision
Protecting the architectural concept
The architect's supervision of how the design is carried out: resolving details on site, approving substitute materials and modifications, and preserving the architectural concept throughout the build. The same architect who designed the building is legally permitted to also carry out supervision, which in practice means faster recognition and resolution of any deviations.
Construction supervision on the islands and remote sites
Studio Archaos works beyond Split as well: on Hvar, Vis and Brac, in Sibenik and Zadar, and in rural Dalmatia and the rest of Croatia.
The frequency of site visits is adapted to the construction stage and intensity of works, with regular reporting to the investor.

FAQ
Is construction supervision mandatory in Croatia?
Yes. For buildings that require a building permit, the investor is legally obliged to appoint a licensed construction supervisor before works begin.
How often does the supervising engineer visit an island site?
Frequency depends on the construction stage and intensity of works. During active phases, such as pouring the structural frame or installing services, visits are more frequent than during quieter periods. The specific schedule is agreed for each project individually.
Can the same architect who designed the building also supervise it?
Yes, the law allows this, and in practice it's a common and useful arrangement, since a supervising engineer who is also the designer recognizes and resolves deviations quickly.
Can Studio Archaos supervise a building it did not design?
Yes. The studio provides construction supervision as an independent service, on condition that the design documentation from the other office is complete and compliant with regulations.
What happens if the contractor doesn't follow the design?
The supervising engineer has the authority to halt work that isn't being carried out according to the design and to require a correction. The investor is informed immediately, and the case is documented in the construction log.
