Why architectural consulting comes first
The greatest part of a project's value is determined in the first steps. A plot that looks ideal may carry restrictions that fundamentally change what can be built on it, restrictions that are rarely visible without a review of the spatial plan documentation and the history of the site itself. Our job is to make sure you know that before you sign, not after.
Architectural consulting for international investors
International investors building on the Croatian coast often meet an administrative system they are not familiar with. Studio Archaos provides consulting in Croatian and English, in person in Split or online.
Property rules differ by citizenship. EU citizens can acquire real estate in Croatia under the same conditions as Croatian citizens. Investors from outside the EU first need consent from Croatia's Ministry of Justice and Administration, subject to reciprocity with their home country. Studio Archaos works with international investors and can guide you through this process.

What should I prepare for the first consultation?
The plot's cadastral information or address, any existing documentation, and a short description of what you want to build. Everything else is gathered during the analysis.
Do I need consent to buy property in Croatia if I'm not an EU citizen?
It depends on your citizenship. EU citizens acquire property under the same conditions as Croatian citizens. Non-EU citizens need prior consent from the Ministry of Justice and Administration, granted only if reciprocity exists with their home country.
